Remodeling Proposal Templates

A remodeling proposal template covers kitchens, bathrooms, basements and whole-home renovations. Most disputes in remodeling come from three things: allowances, selections and surprises behind the walls, so a good proposal deals with all three before the first day of work.

Whole-Home Remodel Proposal

Phased remodel with schedule and budget control.

What to include in a remodeling proposal

  • Scope broken down by room or phase
  • Allowances for cabinets, tile, fixtures and appliances, with deadlines for choosing them
  • Demolition, disposal and protection of the rest of the home
  • Permits and who obtains them
  • A phase schedule that says when the kitchen or bathroom will be out of service
  • A payment schedule and the change-order process
  • A clause for hidden conditions found after demolition
  • Warranty and a signature block

An example of a clear scope

Demolish and dispose of the existing kitchen cabinets and countertops, install owner-selected cabinets up to the cabinet allowance, and install quartz countertops up to the countertop allowance. Selections must be confirmed two weeks before the install date.

Common mistakes to avoid

  • Setting allowances so low that the client's real choices blow the budget
  • Not giving the client a date by which selections must be made
  • Ignoring how the household will live during the work
  • Having no plan for hidden conditions such as old wiring or water damage
  • Accepting verbal changes without a written change order
