Roofing Proposal Templates

A roofing proposal template helps you quote tear-offs, replacements and repairs in a consistent, professional format. Roofing is priced by the square (100 square feet of roof), so the proposal should show the size of the roof, the materials you will use and what happens if the crew finds damaged decking.

What to include in a roofing proposal

  • Property address and a short description of the roof, including pitch and approximate size in squares
  • The tear-off scope: how many layers are removed and how debris is disposed of
  • A price per sheet for replacing damaged decking, since it cannot be seen until the old roof is off
  • Underlayment, ice and water shield, drip edge, flashing and ventilation
  • The shingle or metal product, line and color
  • Permits, clean-up and a magnet sweep for nails
  • Workmanship warranty and manufacturer warranty, listed separately
  • Schedule, payment terms and a weather-delay clause

An example of a clear scope

Remove the existing single layer of asphalt shingles from approximately 28 squares, inspect the decking, install synthetic underlayment and ice and water shield at the eaves and valleys, and install new architectural shingles in the color chosen by the owner. Damaged decking is replaced at an agreed price per sheet.

Common mistakes to avoid

  • Pricing the job without allowing for rotten or damaged decking
  • Writing "shingles" without naming the product line and color
  • Mixing up your workmanship warranty with the manufacturer's warranty
  • Not stating who is responsible for protecting landscaping and gutters
  • Having no clause for delays caused by weather
